Thank you for entering your name to be on the G-BAR Ranch priority notification registry. You will be given the opportunity to make a priority appointment to tour the ranch and select the property of your choice in advance of the launch of the national advertising. Work is underway to complete the surveying and construction of the road network. Although we do not have a definite release date, we are projecting that you will be able to walk the land by September. In the meantime, we want to provide you with the answers to many of the most frequently asked questions that we have been receiving.

WHERE IS THE PROPERTY LOCATED?
The G-BAR Ranch is located in east central Arizona atop the Colorado Plateau, 15 miles north of the Apache County seat of St. Johns.
WHAT WILL THE PROPERTY SIZES BE?
36 to 40 acres.
WHAT IS THE ELEVATION OF THE G-BAR RANCH?
Elevations range from 5,800’ in the lower valley floor to 6,200 along the crests of the highest ridgelines.
WHAT DOES THE PROPERTY LOOK LIKE?
The G-BAR Ranch offers a wide variety of terrains and landscapes to choose from. You can choose from dense stands of evergreens throughout, blends of trees and meadowland, high set wooded ridgelines with sweeping long range views of the surrounding wilderness mountains and valleys, all level grassy pastureland, gently rolling hills punctuated with evergreen junipers and pinon pines, and rare paved county road frontages. Many will border scenic State Trust Lands or BLM lands.
WHAT IS THE CLIMATE LIKE?
The ranch enjoys comfortable weather year-round with over 300 days of warm sunshine. Summers are mild with afternoon highs averaging in the mid to upper 80’s and morning lows in the 60’s. Winter highs average the mid 50’s with morning lows in the 20’s and 30’s. The average snowfall is 20 inches with accumulations of approximately 3” to 4” per storm event. Spring and Fall months welcome cool crisp air under clear sunny skies. The air at this altitude is clear and free of pollution.
WHAT IS THE SOIL TYPE?
The ranch soil is classified mainly as sandy loam. This soil provides an excellent medium for the raising of organic orchards and gardens. Area gardens yield abundant crops of tomatoes, lettuce, peppers, potatoes, onions, corn and many other varieties. Popular fruit trees include: apples, peaches, pears, apricots and plums.
HOW DO I GET WATER?
You can have a well drilled on your property. The ranch overlies the massive Coconino Aquifer, the largest groundwater basin in northern Arizona. Drilling depth, water quality and and output will vary and can only be determined by drilling. A free access convenience well will also be available 24/7 to property owners for water hauling. (certain restrictions apply). There are two fresh water distribution centers in the nearby town of St. Johns. The current price for 1,000 gallons is $10.
WHAT ABOUT UTILITIES?
There are no utilities within the ranch. Owners will most commonly utilize solar as their primary source of power. In addition, the local propane supplier will service the ranch, providing an excellent source of energy for heating and cooking as well as for operating gas powered refrigerators. Wind energy is less dependable in this region and used only as a supplement to other energy sources. The ranch is heavily wooded with native Rocky Mountain Junipers, which provide an outstanding firewood for cabin fireplaces and stove heating.
IS THERE A PROPERTY OWNERS ASSOCIATION? IF SO, WHAT ARE THE ANNUAL DUES?
Yes, the property owner’s association exists purely to provide the maintenance of the ranch’s roads, its free access well, and to enforce the primary use guidelines of no outdoor shooting (to maintain the quiet peaceful atmosphere of the land, promote safety and preserve the free ranging elk, antelope and deer herds that inhabit the ranch), no outside accumulation of junk and no retail or commercial businesses (other than in home). Annual dues are $275.
WHAT IS THE ZONING AND WHAT ARE ITS MAJOR ELEMENTS?
The zoning is classification is Agricultural General, which allows residential, recreational and agricultural uses. G-BAR ranch owners have the freedom to build whatever they wish without time limits to complete their home cabin or outbuildings. RV’s and 5th wheels are allowed while you build, during visits or permanently. Camping is unrestricted. Livestock of all kinds (with the exception of swine) are welcome.
CAN I SUBDIVIDE MY LAND?
Yes, current county codes allow a G-BAR parcel to be redivided into three separate properties.
WILL THE PROPERTIES BE SURVEYED?
Yes, all four corners of each parcel will be monumented by licensed surveyors and the map recorded in the Apache County recorder’s office. Maintained graded ranch roads built on title insured recorded easements provide legal access to each property.
CAN I FENCE MY PROPERTY?
Yes.
WHAT ARE THE ANNUAL TAXES?
The annual property taxes are projected to range between $275 and $400, depending on the price of the specific parcel.
WHAT ARE THE PRICE RANGES AND WHAT DETERMINES THE COST OF A PARCEL?
The cost for a grand opening Unit 1 property is estimated to range between $28,900 to $55,000 depending on tree cover, views, access and special features such as paved frontage and alignments against State or Federal lands.
HOW DOES THE SELLER FINANCING WORK?
No qualifying seller provided financing is available with a minimum of 10% down. The balance is financed at 8% for 15 years. Payments will range from $249 to $475. Lower interest rates and price discounts are available with increased down payments. There are no closing costs and no prepayment penalty for the early payoff of the loan. All properties are title insured by the ranch’s Trustee, First American Title. All monthly payments are made to the title company to ensure the proper handling of the purchaser’s funds.
WHAT SERVICES ARE AVAILABLE IN ST. JOHNS?
St Johns is an historic pioneer town founded in 1874. Today it is the County seat of Apache County with a population of approximately 4,000 people. This peaceful community is a 20 minute drive from the G-Bar Ranch and provides a range of shopping and services including drug store, grocery store, hardware store, auto supply, banking, library, building supply, restaurants, churches and schools.
