Access
Woodland Valley Ranch is easily accessed via State Route 191. All interior roads are private maintained year-round. The drive time from St. Johns is approximately 15 to 20 minutes.
Elevation
The Ranch is comprised of over 40,000 acres of virgin wilderness with elevations ranging between 5,900' to 6,800' above sea level. The air at this elevation is extremely pure and always very clear. The nighttime sky is arrayed with the spectacular Milky Way with unobscured views free of city lights and air pollution.
Water
Ranch Owners have direct access to Northern Arizona's largest supply of groundwater, the massive Coconino Sandstone Aquifer. Wells tapping this aquifer produce abundant yields of sufficient quantity and purity both for domestic and irrigation use and at practical and affordable depths. Private water wells are approved and an on-site 10,000 gallon community well is available 24/7 to all Woodland Valley Ranch owners for either temporary or permanent use.
Soil
This region of northeastern Arizona enjoys some of the finest sandy loam soils found anywhere in the State. Area owners grow a wide variety of fruits, vegetables and grains including apples, peaches, pears, tomatoes, corn and alfalfa.
Topography
The topographical map illustrates the contours of each property. The contour lines are set at 10 foot intervals. The closer the spacing between the lines, the more dramatic the elevation changes become. Green shading indicates areas of evergreen woodlands. White shaded portions illustrate rich bottomland carpeted with native grasses and mountain wildflowers.
